What is the Indira Awas Yojana?
The Indira Awas Yojana or the IAY happens to be a sub-scheme under the Rural Landless Employment Guarantee Programme (RLEGP).
The Ministry of Rural Development launched it. The focus of the Indira Awas Yojana was to offer a subsidy for the construction of houses.
It is for SC/ST members, free bonded labours and the non-SC/ST category below the poverty line.
The IAY is implemented across India, except Chandigarh and Delhi.
What are the objectives of the Indira Awas Yojana?
The major objectives of the IAY are as following:
- To support the construction of houses in rural areas.
- To aid the building of houses with sufficient provisions. It also includes the workplace within the home.
- To design the homes as per the needs of the dweller.
- To promote the usage of the technology and affordable and eco-friendly construction materials – conducive for the generation of employment.
- To encourage and empower Panchayats to play a pivotal role at the village level for the Indira Awas Yojana implementation scheme.
What are the features of the Indira Awas Yojana?
The prominent features of the Indira Awas Yojana are as follows:
- Joint ownership
The homes offered under the Indira Awas Yojana are under the joint ownership of the husband and wife. It is except for unmarried, divorced or widowed applicant.
- Property construction
The home’s construction needs to be done by a beneficiary. There should not be any involvement of the contractor in IAY homes being built. Funds are withdrawn if a beneficiary takes the assistance of a contractor.
- Technical assistance
Technical and managerial guidance is offered for the construction of the homes being built under IAY. One can also avail of the services of a reputed NGO, youth clubs and charitable organizations. It is to provide vital services to Indira Awas Yojana beneficiaries.
- Construction and design benchmarks
State Governments promote the usage of eco-friendly housing technologies. It is to improvise homes with basic amenities. They are water supply, sewerage, internal and approach roads, social infra facilities and street lighting in slums.
What is the Pradhan Mantri Awas Yojana Gramin?
The Indira Awas Yojana was relaunched as the Pradhan Mantri Awas Yojana Gramin (PMAY G) in 2016. It is the Central Government of India sponsored housing scheme that provides affordable housing for all.
The Pradhan Mantri Awas Yojana Gramin has the provision to build pucca for those living in kutcha homes. The PMAY G plan offers subsidized home loan interest rates. In turn, it helps the beneficiaries to pay the reduced home loan EMIs.
If you are a rural India resident and live in a kutcha home or a home that is severely damaged, you can apply for the PMAY G plan online. Currently, the minimum size of the homes being constructed under the plan gets increased to 25 sq mt from 20 sq mt.
Both Central and State Governments in a ratio of 60:40 will be shared in plain areas. The assistance stands at Rs.1.2 lakh for each housing unit.
In Himalayan areas, the ratio is 90:10 with Rs.1.3 lakh of assistance. In Ladakh Union Territory, the Central Government offers 100% financing.
The objective of the PMAY G is to offer ‘Housing for all by 2022’ and see the poor population of India having their shelters.
